We are seeking a single manager for a self-storage facility in Tallahassee, Florida who is looking for a long-term position; has a take charge personality; and is reliable, honest and on-time. Prior self-storage management experience highly recommended.
Responsibilities Include but are not limited to:
• General management of office, including opening and closing the office on time each day, renting units and administrative tasks.
• Basic computer skills: knowledge of Microsoft Outlook. Will train on rental software.
• Provide excellent customer service.
• Rent self-storage and commercial units which includes cleaning out abandoned items from storage units, sweeping empty units to ready them for occupancy; completing leases with customers; being able to articulate points in the rental agreement to ensure customer understands; and sales of related merchandise (boxes, locks, etc.)
• Answer and respond to telephone calls, emails about rentals and tenant issues.
• Manage accounts receivable by collecting rent payments, printing receipts and accurately entering data into computer.
• Make daily bank deposits and monthly postal mailings.
• Make collection calls on customer past-due accounts.
• Conduct daily inspections of the office and the property by keeping it neat, clean, and secure.
• Investigate and resolve tenant complaints; enforce rules of occupancy; and inspect vacant units.
• Keep office and restrooms clean.
• Enforce company policies and procedures by confronting violators.
• Must have reliable transportation and a valid driver’s license to make bank deposits.
• Schedule and oversee all maintenance to be done on property.
• Scan bills to be paid and send them to general partner’s office for payment in a timely manner.
Job Requirements:
• Reliable person to open office on a timely basis
• Good communication skills both oral and written and strong customer service skills.
• Able to multi-task and be detail oriented.
• In good physical condition.
• Prior leasing experience required. Prior self-storage management a plus.
